Lake Stevens police officials said the pursuit began just after 3 a.m. when an officer tried to stop a reckless driver near the intersection of Highway 9 and Highway 92.
The driver refused to pull over and sped off at speeds approaching 100 mph, police said.
During the pursuit, the driver lost control on a curve and slammed into the side of a duplex in the 2800 block of 99th Avenue Northeast.
Raul Gutierrez was inside asleep when a noise like lightning rattled him awake.
"It was just the glass flying all over and inside," he said.
The passenger in the car died at the scene and the driver was taken to Harborview Medical Center in Seattle where his current condition is not known.
No one in the house was hurt, but Gutierrez said just days before the accident, he had moved his bed away from the front wall - a re-arrangement that might have saved his life.
Officials said they are still early in the investigation but are looking into whether alcohol was a factor in the crash.
