The value of a home inspection
The home inspection is one of the most important things you'll do before you buy a house. You want a professional inspector to objectively assess the condition of that house.
"And probably most importantly, to call out those items that either need immediate addressing or will need deferred maintenance in the future," said inspector Bob Hintze.
An inspector will look at the structure of the home, the roof, the heating and cooling system, plumbing and electrical systems. Just remember, they don't have x-ray vision.
"Sometimes there's an expectation that we can see behind things or we can see into walls and all that. I think it's really important to stress that it's a visual inspection," Hintze said.
Angie Hicks, founder of Angie's List, says a lot of people skip the home inspection and they don't learn about their home and seeing firsthand any problem areas.
You're last step before closing is a final walk-through with your real estate agent to make sure any required repair work was done to your satisfaction.
